For Sale By Owner users: By purchasing any of these services you agree to complete and sign all necessary forms to be provided by us in addition to providing us a copy of your current year property tax bill. The Listing Brokerage will not post the Listing on the MLS® unless all forms are completed correctly. We will get your listing on the MLS® within 1 BUSINESS DAY(EXCLUDES SATURDAYS, SUNDAYS & STATUTORY HOLIDAYS) of receiving your completed MLS® listing paperwork. Open House notifications need to be submitted by the Wednesday prior so they effectively show up on Realtor.ca. Price changes, changes in status can be anytime, but they need to be submitted to our offices within 24 hours of you making adjustments per CREA rules.
We are not responsible for time delays in listings being syndicated to 3rd party websites. Users acknowledge they are purchasing a marketing package to assist in the private sale or lease of a property or business which includes the forms package provided. These services are MERE POSTING MLS® SERVICES ONLY and Listing Brokerage is not and will not provide you any further services, unless otherwise stated in writing.
Users acknowledge and understand there is NO EXPRESSED OR IMPLIED AGENCY REPRESENTATION from the Listing Brokerage, unless otherwise stated in writing. You are always advised to use due diligence and consult with a Lawyer during offers.
This is a non-refundable purchase once you register and make a payment. You may terminate or suspend any For Sale By Owner package at any time, provided you notify our office in writing and file the required suspension/termination forms.
Users are aware that all listings submitted to the MLS® must follow strict guidelines as set out by CREA® and failure to comply will result in an immediate termination of listings on the system. This is especially in particular to reporting or changes in status of a listing. IE/ Not reporting to listing brokerage the details of accepted offers, price or status changes and sold prices. Failure to do so within 24 hours will result in an ADMINISTRATION PENALTY of $500.
No user shall submit inappropriate pictures and info not relevant to their property. Doing so will result in an immediate termination of the listing, without refund and an ADMINISTRATION PENALTY of $500.
Some of these plans may offer a 100% MONEY BACK GUARANTEE. In this case, the plans and terms may change on this website. What is posted when you checkout is applicable. This fee is only if you upgrade to a qualified full service brokerage plan and the fee is refunded ONLY upon completion of a sale, not before. You cannot go up to a full service plan and then back down to For Sale By Owner. A new package must be purchased.
Full Service Plans: Listing Brokerage services are designed to allow Sellers to select the best suited plan for their comfort and experience level. Some plans will offer more services than others. Please read what is included. You may upgrade to another service plan, buy you cannot go down to a reduced service plan or you forfeit the administration fee and must pay the new administration fee for the new plan. Administration fees are non refundable, unless otherwise indicated. These fees are used to offset our expenses to establish your listing and for data entry.
All listings are submitted to TREB (Toronto Real Estate Board) where our Brokerage is a member. A listing put on ANY board will give a property access to Realtor.ca, NATIONWIDE (all across Canada) and accessible to an estimated 12 Million users per month. If you wish to be listed on your local board, we can do so, but please note these boards charge us a fee to “Interboard”. The fee to be on your local board is $150 extra (including H.S.T.). Buyer Cash Rebate Terms:
Requirements: By law, we are required to have you sign a Buyer’s Representation Agreement with our Brokerage. This allows us to represent you and your interests. You must sign an agreement that you are not be currently signed with another Brokerage.
We require an up to date pre-qualification mortgage letter in an amount equal to or greater than the value of the property you are interested in and a confirmation or adequate deposit, at time of signing with us. If necessary, we can provide you with a list of Mortgage Specialists. This is especially needed before we present any offers. It is a sign of good faith and assures Sellers you are qualified. A necessary tool to winning in today’s market.
CASH BACK REBATE is subject to the following terms and conditions:
Our Brokerage is to receive a minimum of 2.5% commission on the purchase price. Any reduced percentages will be adjusted from the CASH BACK REBATE amount. Our Brokerage reserves the right to limit qualifications to properties listed on MLS® only and to be clearly displaying a commission to a Buyer’s Brokerage. Private Sale properties not willing to pay us commission are not eligible and buyer may be required to pay the fee.
CASH BACK REBATE will be paid within 14 business days after closing. We need to receive the cheque from the Seller’s Brokerage and this can take time to collect from Lawyers. Funds can only be paid to the parties named on the Agreement of Purchase and Sale, not third parties.
Home purchase prices of less than $150,000 are automatically set to 25% CASH BACK REBATE, with maximum of 15 homes shown and 2 offers being presented. Going over either limit reduces amount to 10%.
Further, all parties agree, we will show you a maximum of 15 properties and do a maximum of 2 offers to be able to qualify for the 50% CASH BACK REBATE. Going over this limit reduces amount to 25%.
Cancelled appointments on your behalf are counted as showings.
There is an administration fee of $500 upon signing to be held as a retainer. In good faith, this fee will be fully refunded on closing and included with rebate disbursement.
Users understand and acknowledge that we DO NOT offer a refund of any sort, for any amount once a user pays and submits a listing into our system. This will also include if we have input the listing on your behalf to bestflatfee.ca for whatever reason. Further, this is considered a digital download and is not refundable under any payment processors policies.
