My next order of business was to find a vendor that could support this decision without the lengthy red tape and bureaucracy that often associated with real estate boards/transactions. This is where I stumbled across Best Flat Fee... from the first moment Jennifer and Richard proved to be a winning Team... Jennifer would respond within minutes to any question or concern I would have, even on weekends and and late evenings. During the listing period I was traveling to Western Canada and was extremely surprised and impressed to receive return correspondence from Jennifer even when it was fairly late in Toronto.
The listing process was a breeze... the property was on MLS within 12 hours of my submission. All the info was accurately captured and entered into the system by the team since I had some specific inclusion/exclusion criteria, etc. I was able to make the right decisions for my property and personal needs.
I do want to point out that this is not for everyone... if you are not willing to play the game by their rules, do not play. Realtors are not always fond of mere listings due to the fact that they feel they work with amateurs and that they may need to do extra work. Therefore, I would strongly recommend to do everything you can to understand the game and follow suit. I cleaned the place from top to bottom, staged it, moved out for the duration so it remains immaculate, placed a lockbox and ensured I was available to answer the phone when realtors were calling to schedule viewings.
Within the first 2 days I had a conditional deal with 3 competing offers. This meant that even though my asking price was fair but on the higher end of the spectrum, I was still able to get a price about 4% over asking.
Jennifer followed up with me on a regular basis to ensure we follow all MLS rules, which made things seamless for me.
Aside from saving on seller's commission I also offered lower commission for the buyer's realtor, which was still fair but a touch lower than the widely accepted rate.
I am very particular about things and do not normally write reviews unless they are extremely bad or extremely good. In this instance, without a shadow of a doubt, Best Flat Fee exceeded my every expectation.
